Fastigheter får sektorstatus, hur påverkar det ETF-marknaden? Efter stängningen i måndags vecka 46 2014 meddelade två av det största indexleverantörerna för ETF-industrin, S&P Dow Jones Indices och MSCI, att fastigheter kommer bli den elfte Global Industry Classification Standard (GICS) sektorn.
Feedback från den årliga GICS strukturell översynen bekräftade att fastighetssektorn nu ses som en avgränsad tillgångsklass och alltmer införlivas separat i den strategiska fördelningen av kapitalägarnas tillgångar.
Betydande skillnader mellan fastigheter och finansiella företag
Investerare anser att det finns betydande skillnader mellan fastigheter och finansiella företag (ofta klassificeras fastigheter och finansiella företag in i samma kategori), och därför förtjänade fastigheter en dedikerad GICS sektor.
Ändringen är inte nära förestående, det är tänkt att ske efter marknaderna stänger den 31 augusti 2016, men ETF- och indexeringsnördar är benägna att ha lite kul att spekulera i huruvida fastighetssektorns upphöjelse till den elfte GICS sektorn kommer att påverka de börshandlade fonderna.
Tills vidare kommer dessa förändringar för fastighetssektorn att vara hypotetiska, framförallt när det gäller index, börshandlade fonder och ETFer. I sin nuvarande form, som inkluderar fastigheter, är finansiella tjänster S & P 500:s näst största sektor med en vikt på 16,5 procent, cirka tre procent lägre än teknologisektorn.
20 REITs i S&P 500
Det finns i dag cirka 20 fastighetsinvesteringsfonder, så kallade REITs i S & P 500, vilket tyder på att om fastigheter skulle bli den elfte sektorn under de kommande veckorna, vilket inte är fallet, så skulle gruppens avfärd från finansiella tjänster förvisa finanssektorn till tredje störst bakom tech och hälsovård.
Den största fastighetsinvesteringsfonden, REITen, i S & P 500 är Simon Property Group (NYSE: SPG). Denna REIT har en vikt på bara omkring en tredjedel av en procent, vilket gör att det finns åtminstone 80 aktier som har större vikter än Simon Property i detta amerikanska benchmark. I sin nuvarande form, skulle fastighetssektorn sannolikt komma att bli en av de fyra minsta sektorerna i S & P 500 tillsammans med material, verktyg och telekom. Material, verktyg och telekom utgör i idag för 9 procent av SPDR S & P 500 ETF (NYSEArca: SPY).
XLF, den största ETFen med fokus på finansiella tjänster
Det är tydligt att det är de börshandlade fonder med fokus på finansiella tjänster som kommer att påverkas mest av att fastighet klassificeras som en egen sektor i framtiden. Den största ETFen med fokus på finansiella tjänster är Financial Select Sector SPDR (NYSEArca: XLF). Denna börshandlade fond har allokerat 14,1 procent av sitt kapital till REITs, och ytterligare 0,3 till aktier i företag som arbetar med fastighetsförvaltning eller utveckling av fastigheter.
Vanguard Financials ETF (NYSEArca: VFH) är en börshandlad fond som i dag äger 542 aktier, jämfört med 87 för XLF, har allokerat över 22 procent av sitt kapital till REITs och fastighetsrelaterade aktier. VFH spårar ett MSCI index, vilket innebär betydande förändringar är på väg för denna ETF, men först om två år. REITs med fokus på hypotekslån kommer att finnas kvar inom sektorn för finansiella tjänster, enligt MSCI och S & P Dow Jones Index.

Expanding crypto investment options

In 2025, this momentum is expected to accelerate as the crypto regulatory environment becomes more friendly in the United States and as key developed markets follow Europe’s lead and approve ETPs for altcoins such as Solana and XRP. With their clear utility and growing adoption, these altcoins are strong candidates for institutional investment vehicles.

The maturing of Ethereum’s layer-2 ecosystem
